Information
Rates and Water Searches
Rates and Water – This is an inspection of records only (quotes not applicable). Particulars are supplied as at the date the rate book is
inspected.
Special Water Meter Reading – Water meter reading only.
Building Compliance Searches
Extract of Building Details - Written report on all building applications on the property, including all stage inspections on residential or
commercial structures, amendments, additions alterations, swimming pools and encumbrances. It does not including siting variation
applications or copies of approved plans or documentation. Commercial Class 2 to 9 searches base fee charge allows for four (4)
building approvals. Any additional building approvals are charged at a unit price per building approval and a quote will be sent to the
Customer.
Building Compliance Inspection & Report - Site inspection by a Development Compliance Officer and a written report regarding the
compliance of all commercial or residential structures. The report does not include details of previous inspections or building applications
on the property. This is not a final inspection for the structures, and no compliance documentation is issued. Minimum fee applies.
Large projects by quotation or minimum fee, whichever is greater. Applicant must complete Access Details section. A re-inspection fee
of $180.00 will be charged where access is unavailable at the agreed time, and must be paid prior to re-inspection.
Certificate of Classification - A copy of the original Certificate of Classification issued for Class 1b to 9 buildings constructed after 1975
describing the building’s classification, in accordance with the Building Codes Australia, and the way the building can be used/occupied.
If more than one Certificate of Classification has been issued, a quotation will be sent to the Customer.
Please refer to Council’s Register of Statutory Fees and Charges for information about refunds of fees.
Planning and Development Certificates
Note: for all Standard and Full Planning and Development Certificates on land valued $1,000,000.00 and above that contains only a single
detached dwelling, the fee charged will be in accordance with the fee for Standard and Full Planning and Development Certificates for land
valued under $1,000,000.00 (this applies to all properties identified under the Sustainable Planning Act 2009 (SPA) and the Local
Government (Robina Central Planning Agreement) Act 1992 (RCPA).
Council provides Limited, Standard or Full PDC’s in accordance with the requirements of Sections 738-740 and 941 of SPA. Council also
provides Standard and Full Town Planning Certificates in accordance with the requirements of Section 18Q, Schedule 2 of the RCPA.
If you are uncertain of the current land value of the property you are requesting a Standard or Full Planning and Development Certificate
over, please review the property valuation on Councils PD Online system via the City of Gold Coast Webpage. Alternatively, please
contact the Planning and Development Certificates team on (07) 5582 8319 or email: [email protected] to
determine the correct fees payable prior to lodgement. Should you lodge a Planning and Development Certificate request with the
incorrect fee, your certificate request will be placed on hold until the correct fees have been paid and receipted.

Limited PDC: – issued pursuant to s738 of the SPA and contains a summary of any planning scheme provisions applying specifically to
the premises, any infrastructure charges schedule or regulated infrastructure charges schedule applying to the premises, a description of
any State planning regulatory provisions and a description of any designations applying to the premises. A Limited PDC does not provide
any information regarding development approvals that are applicable to the particular premises.
Standard PDC: – issued pursuant to s739 and s941 of the SPA and contains all the information contained within a Limited PDC. A
Standard PDC also contains: a copy of every decision notice or negotiated decision notice given under the SPA or the repealed Integrated
Planning Act 1997 (IPA) for a development approval for the premises that has not lapsed; details of any minor changes to the
development approval (i.e. permissible change) or compliance permits and certificates; a copy of every continuing approval mentioned in
Section 6.1.23(1)(a) to (d) of the repealed IPA; details of any decision to approve or refuse an application to amend a planning scheme
made under s4.3 of the repealed Local Government (Planning & Environment) Act 1990 (e.g. rezoning application), including any
conditions of approval; a copy of every compliance permit or compliance certificate in effect at the time the Standard PDC is given; a copy
of each master plan applying to the premises; a copy of any information recorded for the premises in the infrastructure charges register or
regulated infrastructure charges register; a copy of any judgment or order of the Planning and Environment Court about the development
approval; a copy of any agreement to which the local government or a concurrence agency is a party about a condition of the development
approval; and a copy of any infrastructure agreement applying to the premises to which the local government is a party; a description of
each amendment proposed to be made by the local government to its planning scheme, that has not yet been made at the time the
certificate is given. A Standard PDC does not provide any information regarding the compliance or fulfilment of development conditions.
Full Certificate: - issued pursuant to s740 and s941 of the SPA and contains the information required to be contained in a Limited and
Standard PDC. A Full PDC also contains: a statement about the fulfilment or non-fulfilment of each condition of a development approval,
compliance permit or master plan currently in force, at a stated day (after the certificate was applied for); details of infrastructure
agreements to which the local government is a party and securities; and advice of any prosecution or proceedings for a prosecution for a
development offence in relation to the premises that the local government is aware of. Must complete Access Details section.
Health Search Information
Fee for inspection of Rental Accommodation, Food Premises, Environmentally Relevant Activities and other licence/registration types.
Fee for inspection of multiple premises by quotation. On-site inspection and possible reinspection and report. Service provided upon
application. Access details required. Please provide details of the business/shop name and premises type when completing the Access
Details section on page 1.
Flood Level Information
The flood level information is generally used as basis for determining habitable floor levels for residential and commercial properties and
flood assessment requirements as prescribed in the City Plan Flood Overlay Code. The flood levels are based on simulated computer
modelling of regional or riverine flooding where heavy rainfall caused flooding from rivers or creeks overflow. It does not include local
drainage flooding where flood waters overwhelmed existing stormwater infrastructure.
It is important to note that the flood level information may not be available (i.e. Flood Search Report shows “Not Available”) for some

properties. There are many reasons for unavailable flood information which include but not limited to the following:
•
City of Gold Coast does not hold flood information for the property in question. That is, no historical records or simulated
computer modelling results;
•
The property may be located on higher ground which may not be affected by the Designated Flood (generally the rare 1 in 100
AEP flood).
Although flood level information is lacking for such properties, it does not mean that these properties are not potentially flood affected. The
property could potentially be affected by local flooding or by a flood that is more extreme than the Designated Flood.

SIS Location Diagram
Estimated information where available on: Property boundaries, Street names, Street numbers, Lot & Plan information, House sewer
connection points, Council sewer infrastructure, Private sewer facility, Council stormwater infrastructure, Fibre optics, and other known
underground services available in Council. Easements over internal infrastructure may not be included on mapping.
Infrastructure Drawings Sewerage - Refer to Sewerage Infrastructure Drawing Request Form
Sewerage infrastructure (location, material, size, manhole surface levels, invert levels, ties) and sewer house connection (location, and
invert levels). Drawings for sewerage infrastructure are provided to Council by developers and contractors post construction and the
information supplied is specific to the requested parcel of land and generally includes the above. Easements over internal infrastructure
may not be included on mapping.
If the drawing requested is not available, Council will undertake an on-site investigation to confirm the infrastructure and connection
locations. It is important to understand that the drawings were provided by external entities and all service locations and material type
must be confirmed by the applicant on site prior to new design and construction activities.
Plan / Map Details
Land Structure – Building setbacks refer to the distance from the property boundary to the outermost projection of the building or
structure. The City of Gold Coast City Plan makes provisions for setbacks depending on whether the application is self, code or impact
assessable. For further information on building setbacks, please contact the Planning Enquiries Centre on (07) 5582 8708 or refer to the
City Plan Coastal Erosion Hazard Overlay Code and Coastal Erosion Hazard Overlay Map for Building Setback Line on Waterfront Land
(Canals and Waterways setbacks) and Ocean Front Land (Foreshore Seawall).
Landslip Map - This is a colour coded map based on a broad-scale landslide hazard assessment for the City of Gold Coast. This map
classifies the Gold Coast City areas into 5 landslide hazard categories: Very Low, Low, Moderate, High and Very High. City of Gold
Coast will generally require a satisfactory site-specific geotechnical stability assessment report for any proposed development on land
identified with a moderate or higher hazard rating . For detailed requirements please refer to City Plan Landslide Hazard Overlay Code,
Guidelines for Control of Slope Instability and Geotechnical Stability Assessment Guidelines which can be found on City of Gold Coast’s
website.

Please note that the information requested by you will be extracted from Council’s records in response to your request. Council’s records
do not necessarily reflect the actual state of the property or matters relating to the property or the degree of compliance with relevant
requirements. Persons making decisions with financial or legal implications will not be able to rely upon the information supplied for the
purpose of determining whether any particular facts or circumstances exist and Council expressly disclaims any invitation to place such
reliance on the information. Persons must obtain their own professional advice on these matters. Council (and its officers and agents)
contract to supply information only on this basis. Further information on the limits of the information supplied will be included in the
information supplied.
Access Details
Council requires access to premises/property to complete inspections and certifications. Please complete the Access Details when
requested. This should include the name and telephone number for the occupier or agent holding the key to the premises. Please also
include the business/shop name and premises type. Absence of information may result in delays and re-inspection fees.
Non-refundable Charges
Fees are charged for the search of Council records and are payable whether information is retrievable or not. No refunds are available for
unsuccessful searches.
Cancelled Property Inspection Services
Cancellation fees may vary depending on the progress of a requested search. All requests for cancellations must be submitted in writing

Payment Methods
Credit Card – Payment by credit card will incur a 0.60% surcharge. If you have selected payment via Credit Card, Council will return a
Credit Card application to you by email. You must follow the instructions and forward your payment through our secure online service
before your search request will be processed. Alternatively Credit Card payments can be made in person at any Council administration
centre or branch office.
Cash - Cash payments can be made in person at any Council administration centre or branch office.
Cheque - Cheques need to be attached (with a paperclip only) to the completed form and sent by post to the above PO Box or delivered
in person at any Council administration centre or branch office.
